425 rooms on Collins Avenue surrounded by reclaimed wood, living plant walls, and the most seriously pursued sustainability program in luxury hospitality. The rooftop pools have the South Beach skyline.
1 Hotel South Beach opened in 2015 on Collins Avenue as the first property from Barry Sternlicht's 1 Hotels brand. The brand's design philosophy centers on biophilic design and environmental responsibility: reclaimed wood, natural materials, living plant walls, and a sustainability program that extends from construction materials to operational practices. The 425 rooms and suites share an extensive pool, beach and wellness program overlooking the Atlantic.
THE PROPERTY
Collins Avenue at 24th Street places 1 Hotel South Beach at the northern edge of the South Beach historic district, within walking distance of the Art Deco architecture of Ocean Drive, Lincoln Road, and the New World Symphony's Frank Gehry-designed hall. The property was comprehensively transformed around 1 Hotels' environmental and biophilic design philosophy.
LOBBY CULTURE
The lobby is the brand's biophilic design applied at its most ambitious: living plant walls, reclaimed driftwood installations, natural stone, and the particular warmth of materials that have a traceable origin. The social energy concentrates on the rooftop pool levels, which offer the South Beach skyline panorama that makes the address worth justifying. The beach club on the Atlantic is managed with the same environmental standards as the hotel's internal program.
DESIGN NOTES
The design vocabulary runs through all 425 rooms: reclaimed wood, natural linens, plants in every room, and a material palette sourced with the same rigor as the hotel's food and beverage program. The City View King Suite is the entry point with the South Beach cityscape. The City View Studio Suite with Balcony adds outdoor space. The City View One-Bedroom Suite scales the program. The Presidential Suite and the Sky Penthouse have the most complete rooftop-level relationships with the Atlantic and the skyline.
BAR & SHARED SPACES
The Watr at the 1 Rooftop restaurant handles the elevated dinner program with Atlantic and skyline views. Gutsy restaurant by Tom Colicchio on the ground floor serves a farm-to-table American menu anchored in sustainable sourcing. Bamford Wellness Spa offers holistic treatments centered on natural and organic ingredients. Four pool environments across the rooftop and pool deck levels provide the best hotel outdoor amenity sequence in South Beach.
1 Hotel South Beach is the most coherent argument that environmental commitment and luxury are not in tension. The design is genuinely beautiful. The sustainability program is genuinely serious. And the rooftop pool views of the South Beach skyline and the Atlantic are among the strongest hotel outdoor amenities in Florida.

ROOMS THAT MATTER
The 425 rooms divide across the two buildings with the suite program escalating from City View King entry through the balcony and one-bedroom categories to the Presidential Suite and the Sky Penthouse. The Sky Penthouse at the top of the building is the hotel's most complete accommodation: the strongest rooftop position, panoramic Atlantic and South Beach skyline views, and the most expansive outdoor terrace available at the address.
THE VERDICT
The most coherent luxury sustainability argument in American hotels. The design is genuinely beautiful, the commitment is genuinely serious, and the rooftop pool views of the South Beach skyline are among the strongest hotel outdoor amenities in Florida.
Editor's Note
The most coherent luxury sustainability argument in American hotels. Beautiful design, serious commitment, strong skyline views.
