"The cerulean blue facade on Warren Street. A 20-foot Devonald Smith installation above the bar. Two Michelin Keys. Kit Kemp's boldest New York statement."
Firmdale Hotels' third New York property opened on Warren Street in Tribeca in February 2024, on the site of a former car park, in a new 11-story building designed by Stonehill Taylor with a striking cerulean blue steel facade that stands against the neighborhood's red brick buildings. Kit Kemp designed the interiors in collaboration with daughters Minnie and Willow, drawing on Tribeca's history as a 19th-century textiles hub and filling the building with commissioned artworks: a Gareth Devonald Smith 20-foot bronze and plaster installation above the bar, Wendell Castle and Tony Cragg sculptures in the lobby, and hundreds of pieces from Kemp's own collection.
THE PROPERTY
Warren Street sits in the northern end of Tribeca, two blocks from the Hudson River and six blocks from the World Trade Center. The neighborhood is the preferred Manhattan address for the city's quietly affluent upper crust: wide cobblestone streets, converted loft buildings, and a residential density that keeps the tourist circuit out. The building's blue facade is the most visually distinctive hotel exterior in downtown New York, deliberately positioned against the red brick surroundings.
LOBBY CULTURE
The lobby opens with a sunshine-yellow ground floor anchored by a tapestry by mixed-media artist Sanaa Gateja and Cristian Mohaded's trio of rattan basket towers. A Gareth Devonald Smith 20-foot bronze and plaster installation hangs above the bar, described by one reviewer as the most striking commissioned piece in any New York hotel interior. A Wendell Castle bench and a Tony Cragg sculpture anchor the lobby's sitting areas. The Warren Street Bar and Restaurant, an all-day modern brasserie, leads to the Orangery, a private dining room with handmade ceramic pots and works by British artisans. English afternoon tea is served here alongside Spode Tall Trees china designed by Kemp.
DESIGN NOTES
Each of the 69 rooms and suites emphasizes color, pattern, and texture, with embellished headboards, upholstered furniture, and whimsical lighting designed by the Kemp studio. Fabrics include Kemp's own collection with GP&J Baker and Christopher Farr Cloth. Floor-to-ceiling windows framing views of lower Manhattan and the Hudson River in the upper rooms, noted by the Michelin Guide when upgrading the hotel to Two Keys in 2025. Richly upholstered chairs, bespoke lighting, textured wallpapers, and curated antiques throughout.
BAR & SHARED SPACES
The Warren Street Bar and Restaurant is an all-day brasserie in the building's most public-facing space, filled with color and pattern and anchored by the Devonald Smith installation above. The Orangery functions as a more intimate dining room with handmade ceramic pots, Spode Tall Trees china, and the particular warmth of a private home's best room. Afternoon tea is one of the hotel's most talked-about rituals. The bar program has been praised specifically for its evening energy and its approachability for a non-hotel crowd.
The Warren Street Hotel opened in February 2024 and was awarded its second Michelin Key in 2025. It is Kit Kemp working at a higher register than she has in New York before, collaborating with daughters Minnie and Willow for the first time on a full property.

ROOMS THAT MATTER
The 69 rooms and suites divide across 11 floors, with upper-floor suites gaining the Hudson River views and the lower Manhattan skyline that the Michelin Guide singled out. Each room is individually composed in Kemp's vocabulary of bold pattern, commissioned art, and tactile layering. The residences occupy the building's top floors with the most expanded footprints and the most direct engagement with the city panorama. Floor-to-ceiling windows throughout.
THE VERDICT
Kit Kemp's most ambitious New York project and the one that most directly reveals what fifteen years of designing in this city has taught her. Two Michelin Keys in the first year. The Devonald Smith installation alone is worth the visit. Tribeca's best-designed hotel.
Editor's Note
Two Michelin Keys. The Devonald Smith installation and the Hudson views make the case.
